Bhubaneswar: In a move set to benefit apartment buyers, the Odisha government has decided to do away with multiple stamp duty charges during the registration process.
As per a decision taken at the recent Cabinet meeting, buyers will now pay a uniform stamp duty of 5% at the time of apartment registration, replacing the earlier multi-slab system.
The Cabinet has also approved an amendment to the Odisha Apartment (Ownership and Management) Act, 2023. Under the revised provision, associations of allottees will pay a nominal stamp duty of ₹50,000 for executing the deed of conveyance for the transfer of common areas and facilities.
Earlier, stamp duty was levied in three slabs—3%, 4%, and 5%—depending on the value of the apartment at the time of registration.
The decision aims to simplify the registration process while safeguarding government revenue. An ordinance to amend the Indian Stamp Act, 1899, will be introduced accordingly.
